Karpathos Houses is a trade name of The Karpathos Guide (Dutch Chamber of Commerce, KVK no. 74160737). Karpathos Houses is an online listing platform for houses, plots and long-term rentals on Karpathos, Greece. By using this website you accept the terms below.

Not a real estate agency

Karpathos Houses does not act as a real estate agent, broker or intermediary. We don't buy, sell or rent property and we don't arrange viewings, negotiations or legal checks. Listings are placed by sellers, landlords and agencies. Any agreement about a property is made directly between buyer and seller, or through the agency they choose.

Listings

Sellers are responsible for the accuracy of their listing, including the price, size, location, legal status and photos. Sellers confirm that they own the property or are authorised to sell or rent it, and that they hold the rights to the photos they submit. We check listings before publication but don't verify the information, the ownership or the legal status of a property. We may refuse, edit or remove any listing without giving a reason. Listings expire after six months unless the seller renews them.

A property may already be sold, rented or withdrawn, or offered at a different price, before the listing is updated or removed. Sellers don't always inform us of changes. We are not responsible if a listing is out of date, if a property is offered by someone who is not the owner or if a seller does not respond to your messages. Always confirm the availability, price and ownership of a property with the seller, and have ownership checked by a lawyer before you pay anything.

Accuracy of information

We aim to keep the information on this website correct and up to date, but we don't guarantee that it is complete or accurate. Always verify information yourself, with a lawyer or engineer where needed, before making a decision.

Paid services

Photo shoots and featured placements are paid in advance. A featured placement increases visibility on the website but does not guarantee a sale or rental. Separate written agreements apply to any commission.

Photos and film

Photos and film made by Karpathos Houses remain the property of Karpathos Houses, also when a listing is removed or an agreement ends. They may not be used by the seller or third parties without our written permission. For unauthorised use we charge €1,000 per use.

Advertising

This website shows advertisements from Google AdSense. Advertisers are not checked by us and an advertisement is not a recommendation.

Links to other websites

Links to other websites, such as agencies, architects and service providers, are for convenience only. We are not responsible for their content or services.

Liability

Karpathos Houses and its owners are not liable for any direct or indirect damage resulting from the use of this website, the information on it or dealings with sellers, buyers or third parties.

Indemnification

You agree to indemnify Karpathos Houses and its owners against all claims, damages and costs, including legal fees, that result from your use of the website, a breach of these terms or a violation of the law or the rights of third parties. This includes claims about the content or photos of a listing you placed.

Governing law

Dutch law applies to this disclaimer and the use of this website. Disputes are submitted to the competent court in the Netherlands.
